Excellent location, spacious and comfortable rooms and the kindest host you could ask for. Roberto is a gentleman and nothing is too much bother for him.

After reading only the reviews on booking.com, my partner and I booked to stay here. It wasn’t the best but it wasn’t the worst place we could have stayed.

Rooms: As others have said, there was some mould on the walls in the bathroom, and the tiling in the shower needed some TLC. As well as this, the walls in the bedroom were covered in scuffs and small marks and were in desperate need of some paint. The bed was comfortable and the AC worked without any issues. Don’t book this place if you want luxury as the pictures on many hotel sites are deceiving, but if all you’re doing is sleeping there and then getting up to explore the following morning, it’s sufficient.

Service: Upon arrival we were greeted by the owner who talked us through everything and gave us our keys. He then told us there was a tourist tax (totally fine) that we needed to pay in cash (not fine) as it went to the city not to him. However, we needed to stay in the city one night more due to a cancelled flight and the second hotel required this fee to be paid online. Why the difference? Why did the Tula Inn mandate that we used cash? Other than this slightly odd request, service was good. A worthwhile mention is that we could check in at 10am, which was what we needed after a 6am flight and when we checked out, we were able to leave the bags in the hotel and keep hold of everything but the room key, meaning we could get back in later in the day to collect our belongings - very useful.

Location: Couldn’t really have asked for a better location to explore to touristic side of Rome, close to Trastevere for the nightlife, close to all the main sights for the daytime exploring.

Perfect location to explore Rome. Everywhere is accessible on foot from here.
The bed was beautifully comfortable.
The room apart from the bed needs attention though. Needs a thorough tidy up - paintwork, a small table & two chairs for the window space & general spruce up. This would really enhance the place.
The people running it, Roberto & Miriam, are wonderful & helpful - thank you for everything!

This was the worst stay of my life. The reviews and the pictures are super misleading. The bathroom is full of mold on the tiles, on the shower head, on the corners of the shower floors. The sink was broken. The walls are moldy including pictures of the side walls. The air conditioning leaked all night.
Awful smell in the “lobby” (which is really just a communal kitchen area)
No toiletries
No soap
No shampoo
No conditioner
No body wash
No nightstands
No chair or desk area
The toilet paper was just some thin napkins
No fridge in the room just a communal fridge outside the room which was full and anyone can put or take your stuff without you knowing as it is outside your private room. There was no changing of the towels for the entire three days that we were there or making the bed. Avoid this place at all costs there are better cleaner and even more affordable stays in the center of Rome.

Roberto was a great host and the accomodation was good. The location is lovely with a park directly across the road and good coffee and restaurants nearby. Wasn't too far for us to walk to anything near the Colosseum, Basilica etc but it was just as great to be able to cross the river and see other parts of Rome so easily for eating and drinking.
