We recently had a wonderful 4 night stay at Living Hotel An Der Oper, Vienna. All of the staff that we encountered were friendly and helpful which made for a very pleasant stay. The room was incredibly spacious with great amenities and plenty of storage space. As for the location, it would be hard to beat! It is only 200 m from the beautiful state opera where a range of trams can be picked up to get anywhere around the city and only 50 m from the nearest underground entrance from which you can take 3 out of the 4 underground lines. Breakfast was cosy and had plenty to choose from, including hot items, pastries, cheeses and fruits. I would wholeheartedly recommend this hotel for a city break in Vienna.

February rates were excellent value.  We had a suite that we thoroughly enjoyed, and also enjoyed the breakfast buffet each day.  For us the location was brilliant as we were seeing the opera, visiting the Albertina, and walking the city.

Pros:
The hotel's location was perfect. Right next to a metro station with two metro lines and the Opera, which has a lot of busses and trams.

The room was very big with a lot of storage space. The bed was comfortable.

The breakfast had enough options every day, and the hotel provides free sparkling water and coffee.

Cons:
The toilet had very little room when sitting. It's placed in a very bad location.

The elevator is very small and slow. Being on the sixth floor meant to take a few extra minutes each time.

The tub was a bit high, making it a bit hard to get in and out.

Excellent location! Next to the Vienna Opera House; 2 minutes walk to the start of the pedestrian mall leading to St. Stephen's Cathedral; right at the Karlsplatz U-Bahn (subway) station (inside the station, head towards the "Secession" exit, but right before the tunnel, head up the stairs next to the public washrooms, and you are right at the hotel entrance). All the staff were super friendly, and the free-flow coffee and bottled still water in the lobby were great!

We stayed for a month and it was not a very pleasant experience.

Rooms were old, outdated, musty, dark with hideous decor and furniture. And the smell was so strong that I instantly started having a headache and nausea upon entering the room.

Inevitably, we had to asked for a room change and Andrea came to our room and insisted we stayed in the same room as all the rooms smell the same. She suggested we should just leave the windows open. I found her rude and overbearing.

Three days before the check-out, we went to the front desk for a fresh set of towels and the woman, who checked us in on September 11th, gave us a dirty look after a big eye roll and then said it would cost 60 euros. Unbelievable. We had been told by other staff we could ask for it if needed, and that was the first time we ever asked for it.

The only staff who was competent and professional was David. Maybe he should train the entire front desk staff.
