Exceptionally great hotel!❤️ Beautifully modern simplicity design. Extremely clean, fresh smelling everywhere. Clean fresh smelling towels everyday. Room & bathroom was spacious enough for us 2 ladies. Breakfast area 8:00-18:30 , very cozy tranquil & spacious . There’s a beautiful young lady named NEGIN was very accommodating to my special requests, since I was there for 5 days & needed my tea done in a certain way. Grateful for her 🥰

This used to be a great little minimalist den in central London but it's not coping with heavy use.

Our previous visit the room was damaged but just OK, this one was like a prison cell - full light or nothing, not a single comfort.

This morning it was suggested I could have argued for a better room. Nobody should have to do that, and there's no way this room was acceptable.

We will be seeking a refund and not staying again - since the prices went up you can get a normal fully featured hotel room for these prices.

While the location is amazing the hotel rooms are not. The cleanliness is lacking to put it nicely. I brought cleaning supplies which made things easier. The location plus price is wonderful and again this is where the appeal ends. Staff super nice and accommodating but you have to physically walk to the front desk if you have any issues because the rooms is so minimalistic they have no phones. However I felt totally safe at Zedwell being in the heart of Piccadilly Circle amidst the hassle of the city.

The place is really quite. Room very new and comfortable for a night sleep. Not suitable to spend the day most of the rooms doesn't have windows.
Service very shy and basic. Everyone polite but seems to be there just for the basic.
Gym 24/7 but not included , you need to pay extra 10 pounds for a daypass and that's not even included  a water fountain inside. Literally you need to pay for every small bit you need.

We just arrived home after spending 3 wonderful nights in London. I’m so glad we booked this hotel. You couldn’t get a better location. It is situated in the heart of Piccadilly Circus, but do not let that put you off regarding noise. Once you enter this hotel it’s basically sound proof. We couldn’t hear a thing in the room.
The room was small but spotlessly clean and the bed was super comfy and everyday we came back to fresh towels and toilet roll on our bed which nice. The shower was great too!
The hotel also has 24 hour security.
I’d highly recommend and will definitely return here.

Automated replies for a customer service issue is appalling.

Filthy shower curtain, looked like vomit all down one side and bathroom did need an upgrade. Dark room no lamps, dark and dingy.

The room was very small measurements in feet not metres nothing but a bed and a shower room no window no kettle or coffee fersilaties in the lobby no where to hang any clothes the bed was a mattress sat on a board it also felt very un safe if there is a fire there is that many rooms crammed into one level I counted 8 rows of rooms on 1 level it was so Bab I couldn't stay a second night

There wasn't anywhere to hang my clothing, except for two knobs on the wall for our coats. I had to keep some clothes in my bag, and put some items out flat on the floor. I didn't like how the staff couldn't do anything about this, saying that no storage is the same in all the rooms. They said that the website states that there are no amenities. All hotels I have stayed in have somewhere to hang clothing and something to hang them with, ie hangers. There is usually a carpet, iron, bedside cabinet and place to hang the towel in the bathroom. I have never known a hotel not to provide these basic amenities. On the website, it says the hotels have no 'clutter'. Never have I known basic amenities to be described a 'clutter'. There wasn't a TV, coffee or tea making facilities either, which downgraded the holiday. The person I was holidaying with compared the room to a prison cell. The bathroom was a wet room, but the floor didn't tilt to the drain hole, so the water from the shower just flooded the bathroom without draining, and it came under the door into the bedroom. This was reported to staff and dealt with. To be fair, this was mopped up and dried while we were out, so this was good service. When we were checking out, I noticed there was an ironing room. The hotel key did not switch on the power to the iron, so we assumed credit must be paid for before use of the iron, but we didn't check this. I expected far better of a hotel positioned in the middle of London, charging London prices. Unfortunately, I was very disappointed.

The actual property was good. Very nice. Long walk to the room tho!

Bed bugs. Bed bugs bites. The management offered a change of room, we saw two, they all had bed bugs, some were dead, so management said it will do it. We had already had a change of room on arrival as the first room smelled of sewage backups. We remained in ours, sleeping in the upper level bunk beds, as it was 2am, and checkout the next day. The true issue is the hotel attitude. More upset with us than positively apologetic. Tripadviser shows they actually have the problem since two years, but keep booking customers. Strangely it isn't visible on booking.com reviews. The hotel was full when we arrive. The hotel manager received us with a "step out" when coming to ask about reimbursement, while their office is barely a closet with a standing desk, behind the wall of the beautiful lobby. They offer "full luggage steaming", but they only have a small garments steamer for shirts ironing, into a very small "closet", actually more a path to the street, looking dirty. We had to fully clean all our luggages content at 60 degrees, and dry them for an hour, to minimise the risk of bringing some home. Some got damaged on the process as 60 is the minimum to make sure to kill them. We also lost a full day of London visits on a just two days trip, coming from Australia, it is a bif deal. No one on site can deal with the reimbursement issue. It took a week to get the night we canceled reimbursed, with no mention of compensation for the two other nights. Which is exactly what they offered to everyone mentioning this issue on tripadvisor. Most mention that it is to make sure customers are already out of the country and can't put too much pressure toward them truly cleaning / pest controling the place.

They put me in the room just above a nightclub I didn’t get any sleep at all.

I am disappointed that we had bed bugs, my concern is that did we take bed bugs or eggs back with us. It is difficult to kill them. It is going to cost a lot to effectively make our stuff safe. I would have appreciated more help from the hotel with this.

January 14th at around 17:25, me and my friends entered the hotel, we’ve already checked in. A female receptionist stopped us and asked whether we are guests here. I explained we’ve already checked in, but she insisted that we show her our room key, otherwise she won’t let us in. But she didn’t stop the white male in front of us. Later we came down and confronted her, asking why she only stopped us, she claimed it was for our safety. But I’ve been a regular customer at this hotel and I’ve never been asked to show my room key to a staff before. Later we observed her for a few minutes and found that she only stopped ASIAN customers. This is ridiculous, if this is how your staff treats customers, I guess there’s no need choosing this hotel anymore. Funnily enough, the receptionist herself is ethnic minority, but she’s treating other minorities with no respect. Very unpleasant stay!

The shower drain is clogged, and water is overflowing into the room. ​

A few days after checkout, I started receiving spam from a number in Colombia who knew my personal details and the specifics of my booking. I reported this to the DPO of Zedwell/Criterion twice by email and once by voicemail, but they've not acknowledged or addressed it after a month. Shocking behaviour from a faceless organisation with no accountability. Will be reporting to the ICO.

Nothing, I waited 2 hours at 2am in the morning for a room that I had already booked but was told I hadn’t and then subsequently got put in what appeared to be a staff room.

Greetings, I am hereby submitting a formal request for a full refund, or at least a partial refund, due to an extremely poor experience during our stay at your hotel. We are planning to check out tomorrow or, at the latest, by Friday. From the very beginning of our stay, we have encountered serious issues related to room cleanliness and staff behaviour. The room we were assigned was not cleaned upon our arrival. The floor was dusty and covered in hair (photos attached). After contacting the staff, we were told that a cleaner would be sent. The person who arrived attempted to remove the hair using a dry cloth, claiming that this was sufficient. I explicitly requested that the floor be properly cleaned and vacuumed, as such a procedure does not constitute proper cleaning. After we left the room and later returned, we found it still dirty, and this time the bed was also covered in hair (video and photos attached). We contacted the reception again, and another staff member was sent, who laughed at the situation upon arrival and said he would change the sheets. However, he did not return for more than an hour, despite me asking for him three times. In the end, I was forced to change the sheets myself because he refused to do so. I consider this behaviour extremely unprofessional and unacceptable. Additionally, today we were refused a replacement of a regular trash bag, and later, while showering, a flood occurred in the bathroom (video and photos attached). The hotel manager informed us that he contacted you regarding the refund and that he would provide you with a written statement about the events described above. Considering all of the above, we believe that the level of service in no way corresponds to what we paid for, and we expect your response and a solution as soon as possible. The following day, due to excessive stress, we decided to return to Croatia. After returning, I became ill as a result of constant temperature changes in the room, from warm to cold.

Boiling hot room that was like a prison cell. Left a night early

No windows, loud music bumping until 3 am because of the club next door, mattresses on the floor, no bathroom privacy.

This is my first time writing a review on here because of the many, many hotel reservations I’ve made on booking.com, I have, until now, been satisfied. But to every rule, there is an exception. This is that exception. First of all, if you choose to stay at this hotel, be prepared to receive spamming (smishing) attempts that include your full booking details (which make them look more legit). Where the spammers got those booking details is anyone’s guess. Second, pay close attention to their cancellation policy because under no circumstance will they refund any of your payment. If you pay extra for a cancellable room, you’ll still lose at least a few night’s fees if you cancel once you get there. My assumption for this strict refund policy is that an inordinate amount of people must try to cancel their reservation once they have stepped into their room. I reserved their “Cocoon 2” room and as a mechanical design engineer and son of an architect, I am offended by the utter lack of functionality in that room. If cost was their bottom line, then there are innumerable ways they could have designed that room to be just as inexpensive to build while making them much more functional and pleasant to use. Only a monk, newly reentering the world from their monastery, would find this room acceptable. For example, this hotel does not believe in real shelves or tables or drawers or chairs or closets or any kind of amenities (hairdryer, iron, safe, refrigerator, microwave, coffee maker, cups, robes, slippers, wash clothes, hand towels, notepad, pen, telephone, window, TV, etc.) At their price level, any other hotel will have at least a few of those amenities and I have stayed in many less expensive hotels that have had all of them.

Everything, felt like a prison and the photos are nothing like what it’s actually like,

The room was very very small, hot & claustrophobic, bed too low on the ground, no chair, no wardrobe, no hangers, nowhere to put our clothes, no water glass, no phone, no instructions, very unhelpful staff, bathroom light did not switch off. Bathroom not private.

Our experience went downhill from the moment we checked in. We were surprised to learn that check-out was at 10 AM, and when we asked for a late check-out, the prices were £50 for 12 PM and £80 for 2 PM. When we asked whether we would get a refund if we canceled the stay, we were told we wouldn’t receive “a single penny.” Only after that comment were we suddenly offered a complimentary 12 PM check-out, which felt completely insincere. Compliments after speaking to guests like that are useless. We ended up leaving by 10 AM anyway because we couldn’t sleep — the room had no windows and the lack of ventilation made it feel breathless, almost like there was no oxygen inside. The fan system didn’t seem to work at all; the temperature stayed the same whether set to 19°C or 25°C, so it might just be decorative. Finding the room was another challenge: no assistance, and the hallways are like a labyrinth. The walls in the room had marks left by previous guests, which was not pleasant, and the bathroom door felt like it could fall off at any moment. Overall, the stay was uncomfortable and disappointing, and several improvements are urgently needed.

Website advertises soundproof rooms - absolute rubbish. Same as a Travelodge. Can hear rooms all sides of people walking, showering, talking etc. Had high hopes for this place but was absolute rubbish even at £157 per night.
