Cute room with extremely comfy bed. Off a side street on a quiet area. Adorable space that feeels homey with lovely shared kitchen space and breakfast (all cakes are baked fresh!!!!). Easy walk to metro and lots of fabulous shopping. If you are handicapped or senior I don’t advise staying here — hallways are narrow and lots of stairs.

Great location. Quiet and comfortable. Great service.
Carl and Gary provided an excellent all around experience for us.
Freshly baked cakes and pastries with cappuccino each morning. Enjoyed going upstairs to the kitchen each night and going over the next day's itinerary while having another slice of the delicious ricotta cake!
We would especially like to thank Gary for helping us get to a taxi when our driver for the airport didn't show. Bravo!!!!!!!

We’ve just returned from this lovely B&B
The rooms were clean
Staff really friendly
Location excellent
The breakfast was fresh with an adequate choice, the eggs were lovely and every morning there was freshly home baked cakes available to help yourself with refreshments all day
Would definitely return again

Very expensive for what it is and we were  expecting more as the website boasts some wonderful photos of this property. It’s not until you arrive that you realise photos can be deceiving. This place has potential but needs a renovation job throughout. It is looking  tired and for 300 euros a night you expect more from a place that could have a lot of charm and character. We stayed at the top of the house in the room with the balcony on the roof. The outdoor furniture was so rusty and so uncomfortable to sit, it really needed updating and to made to feel a bit more luxurious and indulgent! The shower head needed descaling as the water came out in all different directions and the shower tray filled up with water after 2 minutes into showering, so it was blocked. The toilet-brush was rusty and dirty, this doesn’t cost much to update, it was a bit unacceptable actually. No matter how long I spent in that bathroom I didn’t feel clean. It also wasn’t ideal to hear the staff just below us prepare breakfast from 6am, not really what you want when you’re on holiday along with the smell of a fry-up wafting up to your room. The staff in general were pleasant but very absent, you are left entirely to your own devices which can be great don’t get me wrong, but if you need a taxi, a recommendation or a bit more of a hands on concierge this place isn’t for you. The location is admittedly great if you want some peace from the bustle of the city, but the owners need to throw a fair amount of  money at this place, especially in the hallways, bedrooms and bathrooms.

We booked 2 rooms at Casa Fabbrini Boutique B & B before COVID. Trip and Stay had to be canceled since right in the Pandemic Period.

We Email with The Fabrinni’s Family…
Here extract from one of them:

“…To refund all the reservations for Casa Fabbrini would mean to cease its own business… We are not asking you in any way to give up or lose even a penny of your money. Everything you have already paid for will be as frozen, allowing you to recover with a new booking at any of our properties, even Rome or Tuscany, whenever you want and only you will be deciding…”

It was really reassuring.
We then asked "Do we have to cancel our booking on booking.com ?"

Unfortunately when we wanted to get back to Rome they never answered, first we thought we had a problem with emails but sending messages through and to multiple emails did not solved. We never had problem with them before. We successfully reach the main casa Fabbrini in Toscana using facebook messenger but once they understood who is on the other side they stop answering!
I’m sorry they had our messages, and they act in conscience !
We lose more than 2000€ here and everybody should be aware of that before putting any reservation, stay may be nice but people in control are not for sure !
