Very poor value. I think we paid about £220 per night out of season. It is very close to the beach - you can walk out of the hotel and on to the beach - but the hotel has few other positives. It is much smaller than the photos lead me to believe. There is no gym or exercise area, no swimming pool, no communal areas other than a restaurant and a bar.

The rooms are very badly designed - only one plug and none beside the bed. The wardrobe is one corner of the room which means it's very awkward if two people are trying to get ready at the same time. I get that is a first-world problem - but I'm reviewing an expensive first-world hotel.

We had to ask for an iron - which turned out to be the hotel's only one. So early the next day (a Saturday) we got called on our hotel room phone to ask for it back. There was no ironing board, we got told to iron clothes on the bed.

Breakfast is just about OK.

This review is so controversial, because the hotel has extreme positives and negatives.

We stayed in a junior suite (440€/night). So the positive things:

1. Perfect location, you can reach everywhere by walking.
2. Direct access to the beach (although it’s not private, but near).
3. Friendly reception and bar staff.
4. Good Cleaning service.

The negatives:
1. Price doesn’t match the provided services, for example, although the staff are friendly but they lack experience, which was obvious to most of the customers.
2. At a 4-stars hotel, you expect either a wide variety breakfast buffet or personalized menu, here you will find none, in contrast, if you ask for an omelet, you will be charged extra!
3. Expect every single service with extra charges, for example: beach access with fees (acceptable), but to be charged for the use of towels, this was awkward.
4. Bathroom & Terrace needed maintenance.
5. Limited bar services, we’ve had cocktails everyday, but haven’t provided complementaries: chips, nuts etc!

Overall, it was a nice stay, but it matched more a 3-stars hotel.

We stayed here for 4 nights - Loved it.  The service is excellent - the location is perfect and the hotel itself is solid 4 stars.  Our rooms were a bit small, but the view was amazing.  It was super clean and well kept- housekeeping was excellent.  The design is very modern Euro and you will feel very special there because it is not too large, but not too small.  The very best part we found was the lounge on the 4th floor - views were outstanding and it really made the trip perfect to be able to go up there before and after an evening out and relax.  The restaurant was top notch - gourmet and the breakfasts in the morning was really great.  The bar is small, but perfect for this hotel - walk out to water and bartenders were great.

My wife got 2 massages while there and said they were not only great, but a bargain at $65/hr.  We will be back!!

Loved this hotel while on Vacation in San Vito Lo Capo. The location is down the block from a beautiful and idyllic beach. It is perfectly located in walking distance to the town and many restaurants and stores.

It felt very comfortable as if we were staying in someone’s home. The staff are all very friendly, kind, warm, and sociable. Always willing to help or provide information about the area such as how to find stores, restaurants, cafes, bars or places of interest.

Beautiful breakfast with sweet items and Sicilian breakfast items and coffee, we miss the panelle everyday.

To start, air-conditioning is probably more some sort of central heating/cooling, not anything you could adjust in your room. It was no air , more than 30 degrees in the room, 25 outside with direct sunlight. Some vague answer about that there is air-conditioning but it is adjusted to the weather conditions....Very quiet area she said, except for the karaoke party at the pizzeria right outside, well they closed at midnight fortunately, luckily as you had to have the balcony door open to have some air. Otherwise the reception area where the Spa was smelled like an old cellar, clearly mold. Breakfast okay but it would have been more enjoyable without the "breakfast manager" walking around doing nothing.
In conclusion the hotel is old, and the Geocharme company (which I do not recommend after being to three of their places) has done some sort of "quick-fix".  To pay 240 per night in mid-season for this is definitely not worth it.
