I’m so happy I stayed here 😊 they very kindly reached out a few days before my stay to let me know the AC in my room was broken, and offered a few different options to accommodate, but I was very excited to stay there, so chose to just use fans. Which was completely fine by the way, the room stays cool at night.

This place was so unique and in my price range, so was very happy with my choice. They left such thoughtful treats and notes, I would highly recommend to any friends who visit.

Excellent location right off one of the canals (you can step out onto a balcony from one of the common areas and view boats and gondolas  passing in the canal) and a short walk to main square as well as vaporetto on the grand canal. Beautiful and comfortable room and common areas. Friendly and helpful staff. I would stay here again.

We absolutely loved our stay here! You check in at the restaurant downstairs; we were then shown around by a lovely staff member who showed us where everything is and explained all the keys to us (there are four!). The rooms are so opulent, it really feels like you’re staying in a Venetian palace. The bathroom was well stocked with toiletries and had a toilet, bidet and shower.

Bottled water was provided in the bedroom, along with tea, coffee, juice and a selection of cakes and biscuits. The bed was really comfortable and the windows have double glazing which keeps the street noise (Venice can be pretty noisy at night) out. There was occasionally an odd smell in the room but it would clear quickly when we opened the windows. We don’t know what was causing it but it didn’t bother us.

The residence is brilliantly located for exploring Venice, as it’s central position means you’re never really more than around 25 minutes’ walk away, no matter where you are. And we always knew we’d arrived back when we heard the rather charming classic music playing outside the restaurant downstairs.

There are only two bedrooms for rent here, and they share a large communal space with a rather ostentatious dining table which really amused us. There’s also a communal room with a sofa and fridge. We’d love to return here sometime with another couple and make the most of the communal areas with them.

We stayed for a night here in August.
This residence is very impressive, you will love it if you love that antique-old Venice style. There are some common areas (TV room and a spacious dinning room) and some bedrooms.

The best of the hotel is the price (very good for the area) and specially the location, very close (5-10 min walking) to San Marcos piazza and Rialto bridge, you get anywhere very easily.

The bedrooms are spacious, specially the bathroom, with many free bath accesories. There was also included a breakfast tray with tea, coffee and food that was very nice. The room had AC, and the windows isolated very well the sounds (mind you, the residence is upstrairs of the restaurant and it can be quite loud with the windows being opened). There was also a TV and mini fridge.

You have to check in and out in the restaurant downstrairs. Personally I did not like that because we had to bother waiterers and restaurant perssonel in the morning for the check out, but the perssonel and specially the manager (?) lady were very polite and helpful (gave us a map and info about the COVID tests for our flight, very helpful!) so Im grateful for that.

Also, if you are staying you get 10% discount for the restaurant that is apparently very good and well reviewed.

Very recommended loved the stay.
