The hotel is visually impeccable, beautiful. For what I understood it's an old farmhouse restructured as hotel. Unfortunately, the way the room were built (walls, doors, etc) result in very poor acoustic insulation, which makes you hear every minimum sound happening in the hotel. Doors closing, people talking, steps on the stairs etc. Moreover, the reception is not active 24h, and the gate at the entrance of the property closes at a certain time in the night, so that people can remain closed outside and have to phone to the hotel to have the gate opened. Well, at one point late in the night, we had to hear the telephone ringing for at least 15 minutes in a row... Pity because everything else is really nice.

First impressions of this place are very good .The drive up to the hotel and its grounds are quite beautiful.However when checking in we had no welcome from the receptionist.We were taken to our room and handed the key without any kind of explanation of services. We had to ask all the questions about the room and facilities.

We then decided to sit outside as we had had a long drive and asked if we could order a glass of wine. She seemed very hesitant in her response but did finally bring out what  can only describe  as a quarter glass full of prosecco. not wine .

We also were told that the main restaurant was not open the whole time we were staying .This had not been mentioned prior .

we walked over to the bistro to have a drink and did not intend to eat there but the waiter was very accommodating so we decided we would give it a chance. The starters were very good but the main was not.We ordered meatballs which are on the menu and nowhere does it say its a vegetarian dish.

As we were going out for the day i realsied i had left the key in the room and the man on reception said not to worry he would sort it.We came back about 9 that evening only to find out that the desk was not manned at that time.Our room key had been left on the front desk so anyone could have gained access to our room.This to me is a very big safety issue as we had valuable sin our room.

The AC is very intermittent and does not always work.
The bedbugs are a huge problem and i was badly bitten every night.

Also petty as it sounds the water bottle in our room was never replaced and by the last night i had no water in my room or access to any as the desk is unmanned.I found there were lots of cost savings at this hotel, very few toiletries in the room and no free access to water which most other smaller establishments give you full access to.Here everything is locked up and you cant even get water .

We were not asked about our stay as we checked out so only mentioned the bed bugs ,to which he replied we have never had this before.Quite clearly from previous reviews it is a problem.

I really wanted to love this place but feel that customer service is very low on the list.If customer feedback is not taken on board you will lose customer in the future.

Everything was amazing. The hotel’s interior is a dream. The breakfast was all homemade and was delicious! The hotel is the perfect getaway, situated at the perfect place, right next to Venice. If you want to relax and sleep like a baby that is the place to do it!

The hotel is beautiful and clean and we liked the facilities and the rooms.

The service was the issue. After we left I realized I left a dress there, I emailed the day after our reservation to the info email but they didn’t respond. After two days I tried again, no response. I tried calling as well. It was very unsatisfactory that they don’t reply or answer their phone during business hours.

Also, I’m sure the restaurant is fine, but do not go to the bistro. The pasta was crunchy, not al dente, and they served a gross chicken that tasted like what I imagine cat food tastes like. The service at the bistro was so slow that I didn’t bother complaining, because I didn’t want to waste more time, but I really don’t recommend it.

A small comfortable room. Booked for its convenience for Venice airport and its restaurant reviews. We had booked to eat but the day before we arrived were told the booking was a mistake and the restaurant was closed for a private function. Like another recent reviewer we arrived to find a large wedding party in full swing and could not enjoy any facilities of the farm. No in room facilities for tea or coffee. The smallest shower cubicle possible. Passable for a pre flight overnight but very overpriced for that
