Fris has been the worst landlord I've had. I paid a 70-euro service fee, but the elevators were often broken and too small. Their office is completely closed in the last week of December. They promised to return the deposit in 10 days, but it’s been over a month, and they haven’t. They barely reply to emails, and my ventilation was broken the entire 1.5 years I lived there.

My experience with Fris Vastgoed Management has been absolutely awful. They operate in a manner that feels more like a criminal organization than a property management company, constantly looking for ways to exploit their tenants at every possible opportunity.

Communication with them is abysmal—emails are ignored, and when you do manage to get in touch, their employees are incredibly arrogant and dismissive. Instead of resolving issues, they make matters worse, showing no regard for professionalism or customer service.

I would strongly advise against dealing with Fris Vastgoed Management. Save yourself the stress and look for a more trustworthy and competent property manager.

Don't rent with them, they will steal your deposit. Horrible company and customer service. When asking why they didn't return our deposit within the legal 30 days, they make excuses, don't answer e-mails, hang up on you, say they will call back and never do and are plainly rude. Mr. B.W., especially, displays a very unprofessional attitude, yells at you on the phone, tells you to "keep it short" when you call and gives the impression you are the problem when they are doing illegal things. They drive you to the point of talking to lawyers so you can take them to court. Terrible company, stay away from them.

I am pretty disappointed by FRIS. The brand new apartment we rented came without a number of light fixtures, not even mirrors in the bathroom and yet they want to charge well above market rate. Their ticket system for asking for help is really lacking, and there seems to be an open animosity towards tenants.

Not only have you failed to address my concerns promptly and effectively, but your repeated attempts at temporary fixes have only exacerbated the issue and caused further inconvenience.

The lack of direct communication and the absence of any meaningful updates after months of emails is unacceptable. The fact that you require me to submit the same information multiple times, even though it is readily available to you, highlights a fundamental lack of organization and efficiency.

The technicians' failure to address the root cause of the leak and their subsequent disappearances further demonstrate a disregard for my concerns and a blatant disregard for my safety and well-being. The continued presence of mold spores due to these half-hearted measures poses a significant health risk, especially for those with respiratory sensitivities.

The repeated pattern of temporary fixes and the lack of concrete action to address the underlying issue suggest a deeply ingrained culture of negligence and a disregard for the standards of care expected from a reputable property management company.

I urge you to take immediate action to rectify this situation and address the underlying issue of the leaky roof. I expect a thorough assessment of the problem, a detailed timeline for a permanent fix, and regular updates to keep me informed of the progress. Furthermore, I expect a formal apology for the inconvenience and distress caused by your company's inaction.

If you are truly committed to providing a safe and habitable living environment for your tenants, I implore you to demonstrate this commitment by taking immediate and decisive action to resolve this issue. I am eager to see if your company can rise to the challenge and prove that it values the well-being of its tenants above all else.

Update:

Welcome.to 2024 and no update or contact from Fris. Nothing. Roof leak 6 months and broken door for three months. Unbelievable.

Charissa from Fris has contacted me on this review saying she will help. on 6/1/2024 I have emailed my name and details and I'm waiting for a phone call to discuss this problems we are having. I'll will post results here when I have them. I asked for a phone call as emails into the void are a waste of time with this company. So far the only response is the index email raising the rent.

Update. Part of the leak has been repaired. It's taken so long that a new leak has formed from the rotten wood around the windows and all the other issues remain. Communication is still slow or non-existant. I keep calling and speaking to Koen Fris. Nothing changes and I spend my mornings/ evenings cleaning water off my floors and walls as the leaks and black mould continue. The neighbours say they have neglected the house for years and are as frustrated as we are as the property drives the property levels down with all the rotten wood and neglect on the house. I was getting help from the person helping with all these negative comments but not she seems to have disappeared as well.

Truly despicable. I am dealing with the company owner after months of the run-around with their management team. Found his email and phone number and called him. That was a month ago. Still leaking. Can you believe it? The contractor Leonda came and went inside 12 min and clearly did a poor job. I have asked for a different contractor as Leonda was rude, incompetent and after 2 weeks didn't give Fris the necessary information for all the repairs they came and looked at before the holidays. The moron at Leonda hung up on me as well when I tried to get information and got upset when  he told me to call back in the morning because they were closed. He called me so that made no sense. I truly despise they way renters are treated. So unprofessional.
