Had a lovely two night stay in the main house of The Roseate. All of the special touches were immaculate and made for an exceptional experience, from the porter, to the decor, to the scents. Beds were very comfortable, the shower was nice, and the heated floors were an appreciated element. We had breakfast in the morning and I highly recommend dining at The Roseate, at least in the mornings. My friend and I are walkers so the location is a bit out of the way for that but still easily accessible by car. We did have a lovely walk to Dean Village.

We recently stayed at The Roseate Edinburgh for a personal vacation after having previously visited for a work trip. We returned because of the amazing experience we had during our first stay, including the beautiful property, exceptional staff, and great location in the city. However, this time, we were disappointed by a few issues that arose.

Upon our arrival, we were greeted by Alexander, who was fantastic and made us feel right at home. He allowed us to check in early after our travels and recommended some wonderful spots to visit in the city.

Once we reached our room, we noticed it felt quite small, so we double-checked our booking confirmation and realized that we had indeed reserved a "Superior" room, which should have been larger than a standard room. When we brought this to the staff's attention, we were informed that the hotel was fully booked and they could not address the room mix-up.

Additionally, we encountered some issues with the shower, as the water pressure fluctuated between low and high repeatedly. When we requested assistance, we were told someone would look at it. However, when we returned from sightseeing, there was no note regarding the visit, and when we called, no one could confirm whether anyone had come. The problem not only persisted but worsened, and on the morning of our checkout, we had no hot water — just when we had an 8 am flight to catch.

Furthermore, several small details were overlooked during our stay. Although we requested bathrobes to be brought to the room, they arrived wrinkled and damp, making them feel either dirty or improperly dried. On our last day, we asked for a taxi to be arranged for 6:30 am for our flight, only to find out that this request had not been fulfilled.

Overall the property is beautiful and the staff are always professional and tried their best to remedy the situations however it affected our time in Edinburgh. We might explore other hotel options the next time we return to the city.

The hotel is very cozy and keeps a true Scottish atmosphere. Rooms are very clean, the bed was comfortable. Breakfast is just amazing and keeps you full till evening. Airlink bus from/to airport stops just in front of the entrance. It is walkable distance to the center, but bus stop is at the entrance anyway. Highly recommend!
The only thing which was not convenient is absence of a shower door. All the rest was just perfect. They even have heated floor at the bathroom.

The Roseate Edinburgh is truly a gem in the West End of Edinburgh. Situated in a beautiful Georgian mansion with a charming outdoor garden area in the front, it feels like entering someone's grand home upon arrival, complete with an impressive foyer and staircase. We were welcomed with a glass of bubbles in the salon during check-in, which was an easy and smooth process.

We stayed in the rooms on The Roseate side and absolutely loved the decor and charm that came with it. The rooms were incredibly comfortable and quiet, with nice amenities inside. We loved the service from the team—they truly went above and beyond, providing us with great local tips throughout our stay. The hotel still uses traditional keys for the doors, each with a big metal plate, which adds an old-school charm. We always left the keys with the front desk, which is staffed 24 hours, and had no issues.

We absolutely loved the breakfast, particularly the Oak Smoked Whole Kipper, which was delicious. We also enjoyed the afternoon tea experience at The Dunstane Restaurant, where they make all their cakes and desserts in-house. They also have a great selection of rare teas!

There's a bus stop right in front of the hotel, making it super easy to connect with other parts of Edinburgh. It is also within walking distance to Dean Village and the Modern Art Museums, which are our favorite spots in the area. The Roseate Edinburgh also has another property with different types of rooms, offering guests various options and experiences.

We loved the authenticity, comfort, and intimate setting of this property and would recommend it for couples, small groups, small weddings, and families looking to enjoy a beautiful experience.

This was a disappointment.  Looking at the website and reviews, I thought this would be more than it turned out to be.  Our room was tiny - I understand it was a room in the servant's quarters, but my husband and I had to walk sideways to squeeze between the wall and the end of our bed.  A piece of our bedroom window frame also came off!

The meals were the most disappointing.  Their website advertises "the finest in seasonal Scottish produce and ingredients."  I figured the least I could expect was homemade pesto and pasta when I ordered the linguini pesto for dinner.  Not so - what I got and reluctantly ate was box spaghetti noodles mixed with jarred pesto sauce and 4 sliced cherry tomatoes.  And it cost £18!

The service was sluggish and inattentive every time we went to the bar/dining room.   Employees seemed rather clueless and not very friendly.

The hotel is somewhat far from the city center but was not entirely unwalkable.
Would not stay here again, especially for the price!
