I have stayed at Little Inn multiple times in the past 10 years. The location does seem busy, as it is surrounded by Newport Boulevard on both sides, and a fire station across the street. However, its proximity to great restaurants and the beach, coupled with reasonable prices, and (previously) free parking and the provision of beach cruisers to ride the boardwalk, made it an easy decision every time. The amenities outweighed the seemingly small inconveniences. Things have changed. The amenities no longer outweigh the simple inconveniences. We were charged a $40 fee to check in early, there is now a fee for parking your car in their parking lot each night, and beach cruisers have been gone (for two years now), and of course, the prices haven't gone down. The previous charm made little things like a broken shutter or a clogged drain seem tolerable. Not anymore. Sadly, we will stay somewhere else next time.

HORROR GRIMEY MOTEL! LIVE ROACHES IN THE SHEETS! DEAD DRY ROACHES IN THE SHEETS! Roaches in the bathroom! My husband and I decided to stay here while I recovered from a procedure just for 2 nights. The moment we checked in the front desk seemed bothered as we were checking in around 8pm. There was never a welcome, or a good evening. The next day 3pm we needed more towels. They asked us how many towels did we have in the room and if we would provide them with our soiled ones so we can exchange them. We needed more towels, not exchange. We only had 2 large towels in the bathroom. Their check in states 4-10pm when we found all the roaches in the bed at 9pm we decided to leave! My husband went to the front desk and rang the bell and NOBODY EVER CAME! no one was there. We called the number online and could not get through to ANYONE. We ended up leaving without speaking to anyone. Now trying to get a refund through hotels.com we were refunded 1/4 of what we payed. We didn't even stay a full 24 hours! My husband called the hotel again today and they pretty much said "oh well" This wasn't a cheap motel 6 price. They still charge a decent price because of the location. I WOULD NEVER RECOMMEND, I WILL NEVER stay! Eating it a 1 because it needs to be rated! -100000 stars!

As previously stated ... located between 2 busy roads .. and so is very very loud 24-7 (do not expect to get a good nights sleep) AC also loud ... in short I barely slept I cannot recommend this 'motel' (room only ... so it's really just a motel) to anyone.

Short version: this isn't a "little inn" it's a grimy motel. The only reason I'm giving this two stars instead of one is that the people who work there are very nice. Anyway, we booked this place because the maddeningly misleading website markets it as a "boutique hotel" and makes it seem very quiet and romantic, or even safe. None of these things are true. The walls are paper thin. Any room you get will overlook their parking lot and if you're on the first floor there is no protection between you and the derelict ridden streets around it. Same goes for your car. This is a place to crash maybe if you're too drunk to drive home or something but if you're looking for a romantic weekend, like we were, please don't ruin your vacation like we did.

I stayed here for a weekend a couple months ago. I accidentally left an item there, and immediately called to see what could be done. They said I could send them shipping labels and a box, and they'd send it back. It has been 2 months and I have not received my item, they won't answer the phone when you call or return your call if you leave a voicemail, and when I finally talked to someone, they lied and said it had been shipped. It absolutely had not been. Best guess, a staff member stole my item and they are now covering and not returning calls or providing any support because they simply don't want to deal with it.

This place has a lot of pros and a lot of cons. It's overly priced for what you are getting, located between two busy roads, right next to the fire station, and has no elevator. However it has a lot of charm. The rooms are nicely coastal themed. Our room was clean-ish. There was no visible dirt and grime but we did have ants crawling up through the bathtub drain which just kinda gave me an ick feeling. The rooms are very small and the bathrooms even smaller. Theres only one sink located inside the bathroom. We got room number 3. Right outside of it was a nice sitting area with lots of flowers and fake grass. It's ~technically~ in a great location. Walking distance from the beach, shops, grocery store, and tons of restaurants. You had to request to have housekeeping come in but they did a great job and cleaned our room nicely. Parking can be tricky as the lot is very small and made for smaller cars. It's not a bad place to stay, but it's also not the best place to stay. Pretty basic overall. My biggest complaint would be the bath towels. They're small, like most hotel bath towels are, but they are extremely extremely rough. A little fabric softener would go a long way towards guest comfort.

Only if you don't want TV or sleep. Front desk staff young man who works Friday and Sat was really the only responsive person. The party and car noise right up next to the building was horrible. TV was never fixed. Nor that of other guests we spoke to. The best thing was the beach. Bathroom need hooks to hang things, wet towel etc. The little window above the door lets in glaring light all night. Had to stuff newspaper into the gap to hang down over it. Room was clean. I'm

We've stayed here numerous times for nearly a decade. The past two times were not great. They no longer offer beach cruisers, there is now a charge for parking each night plus if you try to check in even 30 minutes early, you'll be charged a ridiculous "early check in fee". I'm sure it's the same for a late check out. We stayed 5 nights last month. You have to request your room to be serviced. Never once had the cleaning attendants clean our room. I simply asked for a couple towels and toilet paper. I even took out my own trash everyday. I was reluctant to request ANYTHING as the mood around the property from the workers was less than pleasant. Only one male office clerk seemed attentive and was nice. To my surprise I noticed an extra $50 fee charged to my credit card. I called to inquire and was told someone would get back to me for an explanation. That never happened so I called again. Linda informed me that it was a $50 fee for a "soiled towel". After pressing her for a couple of minutes, she finally explained that it was a towel left in the bathroom that was soaking wet and she saw it with her own eyes. Gasp! A wet towel and they charged me $50! Ridiculous! (When we checked out, I threw all my dirty towels and washcloths on the shower floor so it was easier pick up for the attendants). Check your credit card statements because I'm sure I'm not the only one with ridiculous extra charges.

Unless you enjoy sleeping next to the Indy 500, I would pass on this establishment. It is located between both lanes of Newport Blvd with nonstop traffic well into the evening. We finally had to leave at 4 am to find a quieter option for sleep. The bedspread had this obnoxious Fabreez type of smell that was completely off-putting and made sleeping even more difficult. Finally, the toilet kept running all night. We had to close the bathroom door to partially contain that nonstop distraction. Pass on this place unless you have no other options.

Stayed here with my husband for his birthday weekend, it was the most affordable in the area within walking distance to the pier. Our room was clean and decent sized and the service was fast and friendly. Will definitely be staying again in the future!!
