The only good thing about this place is the location.

The complaints about elevators are true (LONG waits, small elevator, doors extremely quick to close).

The complaints about the rooms are also 100% believable as well.

I have 10+ years of working in facility maintenance, so I’ll be able to provide some detailed insight here:

Plainly put, I have a hard time believing there are any sort of maintenance standards here.

The air conditioner drains/leaks onto the floors and into the walls. The wall underneath the unit was severely water damaged, the walls surrounding the AC unit were severely water damaged, and the carpet had begun to furl up because of water damage to the floor. In my field, we call this a safety hazard. I’ve never seen water damage like this without mold accompanying it.

The carpets themselves were worn out, stained, and dirty.

The furniture was whicker patio furniture. Brittle, crumbling, and paint chipping off. There were paint chips from the furniture on the floor, so I know the room wasn’t vacuumed before we arrived.

There were stains on the counter that wiped off with my finger, so I know those weren’t cleaned before we arrived.

The toilet seal had dry rot and was cracked. Rust stains coming from the base of the toilet indicating a leaky toilet.

The floor trim was dented and chipped, various chips and damage to the walls.

The TV is a 20” plasma screen on a side wall in the kitchen.

Maintenance and poor quality concerns aside, this was the THIRD room we were shown. Two of the rooms we were shown had these types of maintenance/cleanliness/health concerns, and only the final room had two beds (we were told we booked a reservation for two beds).

They sent us from tower to tower, from the top floor to the bottom, looking for a room with two beds.

After this entire fiasco, the only rectification we were offered was a full refund and reservation cancellation.

Thankfully, we were able to book another room in a different hotel so we could take them up on this offer.

Do not consider this hotel as an option unless you’re paying motel 6 prices.

We enjoyed our stay overall, because it’s Hawaii so how can you not, however the room was not as advertised and was very dirty. The carpets were old and very dirty/stained, the bathroom floor and walls were disgusting and there was very limited kitchen supplies. All I could see when laying in bed was the stains all over the ceiling. The kitchen sink wouldn’t drain, there was food stuck inside the oven. We did not have a pan big enough to use for anything. The couch was ripped and stained. The bar stools were all so dirty you can’t sit on them. I didn’t see any bugs during our stay but we did end up with numerous bites -Unsure what from. The pool staff were very rude and condescending. They would yell at you to sign in. The fire alarm went off during our stay and everyone was evacuated. The elevators were another story. We would wait forever to get up or down and always had to squish in with too many other people. Ended up having to take the stairs almost every day. Often there was a line up for the elevator. The front desk staff were nice. The pool area and location were nice. For the price we paid this hotel did not meet expectations and I would recommend staying elsewhere as this place is a bit of a dump. I wish I had done more research before our stay.

We recently stayed at the Waikiki Banyan, and overall, the experience was very disappointing. The hallways, elevators, and common areas were outdated and had a dingy, neglected feel that didn’t create a welcoming atmosphere.

We booked one room through VRBO, and while the room itself was clean and decent, the air conditioning unit leaked all over the balcony, rendering it unusable. The second room, booked directly through the Aston website, was in terrible condition — extremely outdated, damaged, and noticeably dirty. The rooms managed by Aston look nothing like the pictures on their web site.

While one staff member we encountered was polite and tried to be helpful, they weren’t able to resolve our issues, Unfortunately, the other staff member one duty  was rude and dismissive, adding to our frustration.

We left feeling misled and disappointed. Given the poor condition of the property and the unprofessional attitude of most of staff, I wouldn’t recommend staying at this hotel unless significant improvements are made.

We loved our stay!! It was amazing!!

We arrived at 10am, but check-in was at 3pm. They stored our luggage, and offered us an area to change before we set off to explore Waikiki unencumbered by our carry-ons and backpacks. The lady at the front desk was personable and friendly, smiling and taking care of our check in. When our room was ready for check in, the man also working at the front desk, escorted us to our room with our luggage, engaging us with the details of the hotel, amenities, and helpful tips.

Our room was clean. I know because I always clean when we check in; I do a mattress check, I clean surfaces, and check the carpet. I even like to leave dark spaces dark to check near water sources for bugs with my flashlight (a little more difficult at a day time check in, but usually bathrooms are darker). It not only looked clean, but it was clean! We had our own lanai, the room was spacious, and we had tons of windows, so lots of natural light and fresh air.
Side note: I’ve read negative reviews about the rooms, and I’m glad I did not heed them. Yes, some items were out of date, but for the staff and price and location and view and cleanliness-it wasn’t that big of an issue.
During the week the housekeeping staff checked in on us and she was wonderful and friendly too.

The pool and hot tubs (two!) and play structure were perfect. We didn’t spend as much time enjoying them as we could’ve because the beach was so close, but you can enjoy the sunset from the recreation deck.
There is a washer and dryer on each floor. They are coin operated and also link to an app to pay electronically. I was able to get a free wash with the app.
There’s also a Little Free Library on the lobby floor near the restrooms. I ended up leaving the rest of our unused laundry detergent and the beach umbrella that I bought. A couple hours later those items were gone, and I was happy someone else could use them!
The lobby is beautiful. There’s also a little cafe with great coffee on the lobby floor.
Every morning we enjoyed the sunrise from our lanai, made breakfast with coffee from our kitchen, and made our way out for the day.

Overall, we felt very blessed to stay here. The staff members we encountered made our first impression amazing, and the cleanliness, amenities, and location confirmed it. We enjoyed our week.

The elevators take forever to come, and are often always full. We normally spend up to 20 minutes waiting to finally get an elevator, and sometimes we go the opposite direction just to get a space on one. There is a pool, but besides sitting in it you’re not allowed to do anything else in it. They make you go up to the 5th floor of a tower to get and drop
Off beach towels, which often means losing 30 minutes of vacation. Besides the location this has been a subpar hotel at best. I definitely would not recommend this place for vacation, there are a lot better options.

Booked an Air Bnb here, as they offered free parking and we opted with getting a rental so we didn't want to pay for each day (like most nearby hotels require). We did get a discounted rate since the amenities on the 6th floor were under construction (no jacuzzi/pool/sauna access). Luckily we were able to stay on the 36th floor (there's a total of 38) so we had amazing views from our balcony. The lobby area looks like a hotel and has a nearby little waterfall area that adds to the aesthetic. I enjoyed my stay here as I wasn't looking for any over the top amenities. We walked every day for food since we had endless options to choose from. The beach is within a 10 min walk as well so really you don't need a car if you stay here. They even have trolley services that will take you to different spots. Overall, I'd recommend staying here for the convenience of everything being so walkable but also the views were immaculate

We were here, April 2024. It was a sudden decision to fly in so we had to stay in a place we don't usually stay in. It was a little further from the middle of Waikiki (closer to Diamond Head, Kapiolani Park) but overall was okay. We had a car and I don't remember what we paid but less than a lot of places. Place was undergoing some rehab so we had that to contend with down in the garage area. No problem finding a parking space, although area a little tight. Room was clean, (tower1) and had partial ocean view, waikiki beach. The Sunday we were there, we awoke to a man hanging from the building, a potential suicide. It ended okay but we were limited as to which way we could go when we left the building. All in all an okay stay. Staff very friendly. Check in was done via Key Code without problems.

I am jet-lagged and in need of a nap. There are loud construction noises in the adjoining room. I called the desk to complain. They said manager would call me. No callback. This whole place is a dump. Avoid st all costs.

Front desk very pleasant and helpful. Rooms are big and clean. Full size kitchen and large island. Room 1706 has both ocean and Mountain views. Nice size clean pool with two hot tubs with safety fence. Renovated restrooms on pool deck. Lots of bbq area available but no shade covered area from sun or rain. Nice playground for children. Snack bar not available closed for good. Security on duty on pool deck. Room furniture is a little dated. Drapes are stained and could be replaced. Parking not included and is $43 per day. Good location beach access is a very short walk. Lots of options to dine all walking distance from famous restaurants to food trucks.

I believe parking used to be around 25 per night but everything will come to an end. Or maybe I am at the wrong location.

Waikiki Banyan Condos 1502-2 https://abnb.me/3LIIrnN2Eqb Just finished a 2 week stay in Tower 2, Unit 1502 and the unit was newly remodeled with everything one can imagine you would need. On this trip, everything was brand new, appliances, furniture, linens, and some beach accessories were still wrapped in plastic. From all the comments in the Facebook groups and discussion forums about accommodations in Hawaii, if you book your room at the Waikiki Banyan through Aston Hotel Management, expect to pay $30 daily for parking and $25 daily resort fees. So, $55 plus taxes daily will be added to your hotel bill at checkout. Also, you get whatever room is available in their hotel pool so not necessarily the unit in their photos. Booking through AirBnB, FREE parking is included, no resort fees and you get the unit exactly what you see in their listing photos. You get to read feedback about that unit and owner as well. I suggest booking through AirBnB directly with the owner or their property manager and get a better value (like this unit).

To describe this property as dated would be high praise for this creepy dungeon. Walking into this property feels like stepping back in time. The hallways are long creepy caverns with severely worn carpet, doors and paint that must be many decades old. The entire building smells weird. The units don't have central HVAC, they have very noisy window units. The unit I rented for a 4 night stay was dirty and extremely worn. The elevators take FOREVER. The neighborhood was very sketchy; I did not feel safe walking out of the building. Another reviewer described the area as a "San Francisco vibe" and that's spot on. I have over two million air miles so I'm pretty well travelled and have been all over the world. I've spent countless nights in rented accommodations and until checking into the Banyan could honestly say I'd only refused to stay in a hotel twice. Now I can say that I have left a property immediately after checking in three times, because I walked right back out of the Waikiki Banyan. The only good thing I can say about the place is that it has fantastic views, but there is no view that could get me to stay in a place like this. It was so tired and dirty that I couldn't stand to be there. It grossed me out to walk down the hall of the building or sit on the furniture. This place was so bad that I never even unpacked. I put everything right back in the car after I walked into the unit and found someplace else to stay. I had a non refundable reservation for four nights at Waikiki Banyan and I walked away from all the money I spent. It was that bad. I'm not someone that expects a five star resort, in fact I deliberately steered away from the big Waikiki Beach resorts on Oahu, but this is a compromise that I think a lot of people will not be able to make. Do NOT stay at the Waikiki Banyan. You get what you pay for and it's not worth the any amount of savings to stay here.

Haven't been here for a long time. I looked forward to our stay, but was disappointed. We weren't informed of upfront payment at reservation. The front desk lead was rude and argumentative. Our room was outdated and worn, missing a stove leg. We had a small 30-inch tv and a smelly bed. No barbecue was allowed for safety reasons, though it was sunny. Not sure if we'd stay here again.

This was our first time in Honolulu. We stayed on the 18th floor of Tower 1. The inside of the building was soooo outdated and dirty. Inside our room looked better; had a couple of things that didn't work properly, but was ok for the most part. The doors and hallway were dirty and very old looking like something out of a ghetto horror movie. One washer one dryer on the floor so had to wait & take turns. Parking was free, but the spacing and clearance of the parking garage was horrific. I would never book here again. It's like the San Francisco of Hawaii. Only pro is it was a short walk to the beach. The whole dirty SF city vibe was not for me. Even the little convenience store was outdated. This whole area gave off third world country vibes. If that's your thing then go for it. Go to Ko Olina for a more upscale and gorgeous experience.

I've had the unfortunate experience of staying in this hulking old dungeon of a hotel for a month (Feb. 2021) via the the vacation company "Darmic." I guess I should have seen the writing on the walls (before the demolished them) when the manager warned me that she herself had not been paid in quite some time. To be fair, the ad I responded to offered the place at a discount due to possible "dust, noise, water shut offs and other reduced amenities possible at various times." This light description did not begin to describe the chaos and persecution that was about unleashed upon me, a young professional trying to lead a quiet life of work and surf. The place is quite literally falling apart and the staff who haunt the ancient hallways have adopted a cool attitude of aloofness and disregard. The elevators often take nearly 10 minutes to deliver you to your destination. One of the hot tubs featured in their marketing was closed, while the other one was full of a tepid liquid resembling urine. The tennis courts are in a state of disrepair and unusable, men's sauna padlocked shut, with nothing but shrugs from the onsite management. The front desk staff and security are rude and annoyed at any interaction that distract them from.... The security team seem barely conscious. My entreaties about getting things fixed were met with a shrug at best, or a spiteful smirk at worst. At one point, when my toilet stopped working altogether and the aging plunger crumbled under the yolk of age and stress, security, which I was told is in charge of such matters" informed me "that's your problem, not mine." The elevators were supposedly being repaired at night, but during the day the constantly freeze resulting in long waits to navigate the rambling old 1970s hulk. Longtime residents told me of the glory days, and sadly recounted the degradation and destruction of what was once a destination in Waikiki. There is a very loud speaker system in the room that cannot be turned off. This seemed to be platform of self expression for the hotels beleaguered employees, giving voice to their own frustration and world weariness. Often (more than 5 times) an announcement would blast into the room instructing me to evacuate immediately or risk annihilation. Only much later, or not at all there would be a follow up announcement that it had been just a drill. In each case that announcement came AFTER I had sprinted down 31 levels to the ground floor. I asked "why" when this kept happening. Nobody cared. On my last day, I was in a rush to leave for all of the above and below reasons and made the mistake of leaving an expensive medicine in a drawer. The cleaning staff did me the favor of taking a picture of it ... they sent me the picture of it, but reproved me for leaving calling it a "syringe" when it was just a dropper or medicine. No one care. I saved the construction for the end, since hopefully you are are reading this years later and it will not apply. For 7-8 hours a day there was hard drilling going on seemingly in both apartments adjacent to mine as well as the hallway which was being demolished and covered in plastic. Workers, who were actually some of the buildings more cheerful denizens, entered my apartment at will, with no warning, to do things like demolish walls, remove toilets, or mysteriously make measurements. Imagine have your teeth drilled for 8 hours a day. The hallways are also being demolished outside my door. Again, I was warned of "dust, noise, water shut offs and other reduced amenities possible at various times," however this apartment should never have been rented out. It was inhabitable. Beware! If you want to see entropy in action (things fall apart, the center does not hold, mere anarchy is loosed upon the world etc.,) stay at the Banyan. Otherwise, BEWARE.
