People doing drugs to the point that the smell permeated into our room. We complained, and asked to be moved. They said they couldn't move us because other rooms available were more expensive and security didn't do anything. We checked out at 10pm to get another hotel and were denied a refund for that night. Stay at your own risk. If they had refunded our last night, in which we didn't even stay, then I wouldn't have to leave this review. :(

Check in at Hotel Ballard. Ballard Inn is the smaller partner. There's no normal front desk. But service is great when you figure that out. Free parking in a garage under Hotel Ballard, which is super cool in Seattle. Ballard Inn is small and darling. I got a large room with private bath. Just call and talk to someone so you know what you're getting. The decor and bedding are gorgeous. Yeah, there's street noise. You're in a super cool neighborhood so just go out! We saw a show at Tractor Tavern then stayed over here and went to brunch. It was charming and a great price. No, the 1900s building in Seattle does not have A/C. Seriously.

I wanted very much to like this hotel. Location is ideal but as others have commented, it is INCREDIBLY NOISY on a good night. On a bad night, when the room next door is occupied by a group of very drunk and disorderly young people, it is difficult to feel safe let alone sleep. Between 10pm and 1:30am on my first night at the Inn, I was kept awake by loud yelling and stomping and arguing outside my door and in their room. I called the front desk three times asking that they manage the situation. I did hear the night manager come over twice asking the guests to keep the noise down. On my last call around 1am, I was told the police were being called. I know this was probably an isolated event, but it was not handled well by the staff. No one reached out to me the next day to ask how I was, or to address the situation. I gave them one more day and then after no contact, I went to the Hotel Ballard desk to speak with management. When I explained to the young woman I am the guest in the room next door, she got a look of knowing on her face and told me they were expecting me to say something. When the manager did come out, I told her about my experience and asked for a discount on my stay. She replied they did everything they were required to do, which was evict the guests and never allow them back, and she was under no obligation to make it up to me. She denied my request. I worked in the service/hospitality industry for a long, long time and even if something was not necessarily my fault, I always made sure my clients left happy. A gesture of 20% off my bill (about $50) would have gone a long way to show me they care about their guests' experience and they take responsibility to make sure it is a positive one. A small discount would have extended good will and would have been the right thing to do. Instead I was dismissed and made to feel as if it was insulting of me to ask for such a thing. Poorly handled Ballard Inn. Very unprofessional. I can not recommend this as a reliable place to stay.

This boutique hotel is highly overrated. At around $250 a night it's way over priced for what it is. There is no reception at the actual location. You have to walk a short distance to the Ballard Hotel to check in. Only a few rooms have their own bathroom. The rest have to share a bathroom with other guests. I was careful to rent a room with a bathroom on the second floor to avoid the incessant street noise, but when I arrived I was informed my room on the second floor had a water leak. Three days later it was still not fixed. I had no choice but to take a room on the street level. This neighborhood is busy with bars and restaurants, so street noise is a big problem. It filters into the bottom floor rooms until about 1am. If that isn't bad enough delivery trucks start making noise at about 6am. My TV didn't get a third of the channels it was supposed to get. Needless to say I will not be staying here ever again. It ruined my trip to Seattle.

I was not told that there was no air conditioning in the room.I didn't get any sleep at all.Manager did not do anything to compensate me.I asked for a bottle of water and she was going to charge me.Do not stay here.UPDATE: and due to lack of sleep I have been sick for a week with Covid.

Our second stay here when visiting family that lives in Ballard, and each time we opted for a room with a private bath. The upstairs rooms are lovely but small, and I just do not like trotting down the hall for a bathroom and shower. The historic building has been lovingly restored, rooms are clean and tastefully decorated, with free wifi. The best part is the location. Dozens of restaurants within a block, shops and a Sunday farmers market on Ballard St. make for a nice stay in the area while costing much less than its sister hotel half a block away.

I've stayed here twice but will not do so again. The location of the hotel is good but the hotel itself needs updating. It's expensive (for what you get) which is a tiny room that needs a fresh coat of paint, new carpeting and a good cleaning. The walls are paper thin and most rooms have shared bathrooms so the guests hear every door closing, toilet flushing and person walking/talking/coughing in the hallways. The street noise is also very loud. There is no person at the front desk (there really isn't a front desk) so you have to walk over to the Hotel Ballard to check in. Not ideal to have to drag your luggage to another hotel late at night in the rain just to check in. I called from the "lobby" phone to see if someone would come over to check me in but I was rudely told "no". The bathrooms (down the hall) are clean but very dated. If this hotel had good rates I might feel differently but you can stay in Seattle for less money and get much nicer/cleaner/friendlier accommodations with at least some amenities.

What a cool place! The customer service was top notch. Check-in isn't until 3pm, but I had a wedding at 4pm I needed to be ready for on my arrival day. The Ballard Inn staff were so helpful and accommodating. They agreed to call me as soon as my room was available and promised to make sure I was able to get dressed and ready for the event if, if per chance, I couldn't get in early. I was able to check in early with ample time to get dolled-up for the big affair. The entire property, including the shared "powder rooms" and showers are remarkably clean and tidy. The room was small, but space was utilized well, and it felt very much like some of the boutique hotels I've booked in Europe. The bed and bedding were very clean and comfortable. Down comforter and pillows and crisp clean white sheets. They will deliver a mini fridge to your room if you wish and fresh towels, water and makeup remover were always sent to my room within minutes of me asking. It was a little hot and no A/C made it difficult to do my hair and makeup during peak afternoon temperatures. It was very comfortable through the mornings and evenings when temps dropped, however. If you're sensitive to heat - this could get uncomfortable in the Summer. This is in a very busy part of town, so it might be a bit noisy for some. Earplugs are provided, but city noise is something I'm used to and I slept like a baby with the windows wide open. Note that the showers are indeed shared. I was really nervous about this, but it ended up being no issue at all. There are enough facilities available on each floor where I never had to wait to walk across the hall and use the restroom. Clean bath robes are provided to each guest and there was a nice big mirror and table in my room. There's really only two places to stay in this part of town - so if Luxury is what you crave - you'll be happier at The Hotel Ballard up the street. The Ballard Inn went above and beyond my expectations, however, and I will happily stay there again.

Charming aesthetic, good location, comfortable bed and friendly staff. Just a warning for light sleepers-- the walls are very thin, so you'll hear *everything* going on outside/next door. I was kept up by a guy sneezing next door, people in the street, and then a lady taking a two hour phone call in the hallway.

Ballard inn in a nutshell, I think this fills a certain need very well. A clean and friendly room for a quick overnight stay while away from home. The room has everything it needs and nothing extra it doesn't need. They strive to provide the extra creature comforts to make the most out of the room and overall I'm pleased with it. I'd absolutely use them again next time
