Ever had one of those moments where you just need a break from "Adulting"? Well, that was me when I found "Ralph's Lake Cottage", offered by Hancock Guest Cottages. This property is a perfect Studio setup on Lake Buchanan! If you're into the outdoors/nature and lake scene but also enjoy everything you need right at your fingertips this is the place for you! It's clean, it's more spacious than the photos give it credit for, it's affordable, and most of all, it's peaceful! Here are some of the awesome things you'll find at Ralph's Lake Cottage: King size bed, trundle bed with pull out, chaise lounge, decks and patio furniture, full size fridge and oven, microwave, toaster, coffee maker, blender, full set of kitchenware and cooking supplies. Coffee, tea, zip locks, paper towels, toilet paper, pillows, blankets, extra sheets, bath towels, beach towels, flashlights, musical instruments, DVDs, puzzles, games, cards, fans, kayaks, bikes, swings, firepit, BBQ pit, and more! Seriously, the owners thought of everything! All I brought with me was some wine, snacks, comfy clothes, and my sewing supplies. I had my own personal Sewing Retreat for the weekend and it was fantastic! =) As far as nearby attractions, I only ventured out once when I took the 25 minute drive to Llano, Texas. It was a super cute town with several boutiques, gift shops, restaurants, and 2 quilt stores (which were my main motivator for leaving the cottage). There's also a Family Dollar. There are also nearby wineries and a Country Store with plenty of basics plus made to order pizza, salads, and sandwiches. I personally recommend bringing some food, some wine and comfy clothes and just hanging out to enjoy the scenery. Be sure to do some star gazing at night and get up for the sunrise - it's AMAZING!

I stayed at the Hancock Guest Nest for 2 nights when I was in Austin. This was a fantastic alternative to staying at a hotel, as you have a full kitchen, laundry, private outdoor seating, free Wifi, and conveniences like an iPod dock, platform bed, and overhead rain shower. The washer/dryer and laundry room was totally worth it, as I was able to catch up on laundry before the next leg of my trip. The Nest looks exactly like it does on the website, and the location is great as well. It is literally adjacent to a shopping center (the back parking lot of Sears is like 20 feet away) but surprisingly this isn't a negative because it's still very quiet. Convenient to restaurants, grocery stores, and a golf course where you can go for a run around the perimeter. Highly recommended. When I visit Austin again, I'll be back!

Despite a few minute flaws, our stay at the Hancock Guest Cottages (we stayed in the Guest Nest) could not have been more perfect. Despite sharing one address, the Guest Cottages sport several different bungalows. The Guest Nest is the smallest, a studio with a fine kitchen, a small sitting/eat-in area, and a washer-dryer/closet space. The location is pretty perfect, as it's in a relatively quiet suburb (though the interstate is within hearing distance) but right next to a shopping plaza with a liquor store, grocery store, a pharmacy, and a few other things like sports bar, a gym and a sandwich shop. It's also right on 4 major bus lines - definitely get yourself a week-long "basic" pass, the app on your smartphone is your non-stop ticket to all the local buses - and we were able to figure out the schedules well enough to take them to most places. For the price, you can't have a better time in Austin. Your own apartment, with a laundry, a furnished kitchen and all the amenities stocked up! The only minor flaws - the bed is quite lumpy, and very low - older folks might have a hard time getting out of it. The shower was broken - only the hottest of hot water would come out of it, making showers a bit painful. But it has a lovely porch, with a charcoal grill ready to cook on, a little garden with a fountain, and all in all was a perfect place to spend a week in Austin.

I just finished a 2 month long stay at The Cottage and couldn't have been any happier! It was a wonderful place to return home to after a long work day. It was quiet, even when I had to sleep during the day because I was working at night. The place is located on a residential street, but within walking distance to good restaurants and coffee shops. (Walking to the Omelettry for breakfast was a regular trip on the weekend) Everything is clean, and well put together. The one or two times I needed something, or when the laundry machine unexpectedly malfunctioned, the landlord responded immediately and fixed it. I would definitely stay there again next time I'm in Austin!

Super thrilled with the hancock ranch house. The photos on the sites could not capture what you feel when you walk through the door: the feeling that you know you picked a winner. the spacious house is set in a nice neighborhood of austin, that is green clean and safe... a relaxing respite from the city. felt like real residents! it is spacious and well equipped, and clean. we are fussy travellers and found nothing to pick at with this place. wi-fi was strong and easy to connect, washer and dryer worked great, dishwasher was handy with our dinner party, it was great place for our 2 year old with some toys already there and a choice of 2 high chairs. a bbq grill in the garden back yard. this was the kind of place i'd move into if we move to austin permanently location was good too. a very short drive to a supermarket. and not too far to mopac highway 1 so you can get anywhere pretty easily. the only negative i can come up with is that you'd probably need a car, but i find that true of all austin with so much to see around.

We host music workshops in Austin and have rented from these wonderful people twice now. Our guests rave about the accommodations and always request to book here again. The location is convenient to everything and the house is gorgeous and immaculate. Rachel is super and responds immediately to emails. I highly recommend the Hancock Guest Cottages.

The house truly feels like a real home, your real home, not like so many rentals that are just staged nicely for photos. It has everything you need to live for several months if you happen to be relocating like we were. The kitchen has all the normal appliances and actually has large pots and baking pans for cooking special meals as well as a microwave and toaster oven for quick meals. The shower is great, the beds comfortable and plenty of closet space. The location is close to all shopping and you can get into UT or the city center of Austin quickly, even during rush hour. Rachel is a terrific host. She leaves you in complete privacy, but if you need anything answers texts or emails in minutes. The AC went out on the hottest day of the summer and she had a repair person out and it repaired within 2 hours. She is super friendly and a real booster for Austin who knows everything you need to know about the city and is happy to share her knowledge with you.

No matter what your doing in Austin, you need to stay in one of the Hancock Cottages properties. The owner has thought of, and accounted for every detail. It truly feels like home away from home. Everything is fresh, clean, modern, and comfortable. The properties are nestled among great neighborhoods on the north-central Austin with ease of access to the whole city. I am so glad this stay was my first impression of Austin. The owner was great!! She was so respectful and accommodating. I would never stay in a hotel in Austin if one of the Hancock properties are available.

All of the family of Hancock Guest Cottages properties (Hancock Guest Cottage, Hancock Ranch House, and Hancock Modern) have exceeded my expectations over the past few months. I highly recommend these short term rentals and the owner Rachel Nation (who is also a Realtor/Broker). Rachel is responsive, organized and is also a great resource for anything you want to know about Austin. The Hancock Guest Cottages are nicely designed, spacious, and well-stocked. Despite being in different neighborhoods, they are close to major highways to get around town easily. The Cottages make for a highly recommended, warm and inviting, home away from home.

Beautiful oasis in the heart of Austin! Safe, quiet street, immaculately landscaped, very clean, good condition. The backyard is fenced, very lush, with a grill on the deck. The house is very modern in design though of older construction. Recently renovated it is cutting edge. Fully furnished and supplied, there are four bedrooms! Do yourself a favor and skip the full service hotel and book this house!
