Located outside of JCPenny at the mall. This cute, seemingly mom and daughter ran kiosk offers milk teas, coffee and egg waffle, a Hong Kong and Macau street food specialty. They offer the bubble waffle by itself or with a wide selection of ice cream flavors and toppings. The batter is not too sweet, perfectly reminiscent of my childhood having this in Asia. Made to order so there is a little wait. There's 5 tables for seating.

Had to pick up an order nearby & thought I'd give it a try here. Sweet upon sweet upon sweet. I couldn't finish even a small mango tea OR the sad, ridiculously floppy, super sweet waffle. Service was friendly & made a strong effort, but I wouldn't spend the $$ for subpar, super sugary offerings again.

my favorite boba place in the mall!!! the employees are so sweet and every drink i've had has tasted so good. there are also a few tables around the kiosk so you have a place to sit and wait or sit while you eat/drink.

The service was pretty fast but they got my order wrong. I ordered an Oreo Milk Green Tea with tapioca (less sugar), but they forgot the tapioca. The drink itself was okay, not super flavorful and kind of a weird combination. The Oreo chunks were hard to drink through the straw.

This review is just for the bubble waffle. It was made quickly, within a couple of minutes. It was crispy and just the right sweetness. I didn't get to try any of the ice cream or drinks but would consider it again the next time I'm at the mall! It's located right outside of the JC Penney entrance near Bath & Body Works and Banana Republic.

I'm just going to be reviewing the bubble waffle. This place is such a hole in the wall. I almost never go to the mall but the one time I decided to, I stumbled upon this kiosk next to Bath & Body Works. The bubble waffle itself was perfect-- perfect texture, perfect taste. If you've ever had mochi or a mochi donut, it resembles that soft, bouncy texture. The taste wasn't too sweet at all. Definitely the best bubble waffle I've ever had! (kind of wish they had their own brick & mortar lol)

Cute little kiosk in the mall. I wanted to try the bubble waffle but it was WAY to cold for ice cream. The lady suggested whipped cream but said they wouldn't be able to roll with because the hot waffle would make the whip cream melt. Boy was she right! Once we received or treat I was so happy. it was nice and crunchy and exactly what I wanted to eat. I would much rather have this than a pretzel, cinnamon roll, or bag of popcorn. Yum!

Wow! Bubble egg waffles. I have not eaten these since my high school days in New York. I remember paying a dollar for 20 pieces. Best snack to grab before hitting the arcades. This place gave a quick flashback of my younger days. My daughter and I quickly stood in line to place an order. We wanted to share the waffle ice cream. She was able to choose one flavor ice cream and choose 3 toppings and a glaze. I was happy with her choices of vanilla ice cream, double oreo topping and chopped strawberries. Best of all, the condensed milk drizzle tied it all together. It was extremely tricky eating out of the waffle. I had to go ask for a plate before we spilled all this delicousness all over the place. We quickly finish our afternoon snack and was very satisfied. On our next trip back to First Colony mall, we definitely do a different combination and try one of their teas.
