Not only do they have plenty of parking and table space, but the BEST Grilled Beef Sandwich & Strawberry Matcha Latte. When I crave boba and food while doing some work I would have to go to some boba shops in Chinatown. This is half the drive and just as good. Maybe even better food wise. I def feel like it's healthier than some fried chicken nugget bits or fried other stuff at other boba shops! There's meat and veggies and nothing fried. With some delicious Vietnamese mayo!

This place is a must try!! Came here because I wanted boba nearby and to my surprise, their drinks are pretty cheap in comparison to other boba places. Service was good. Definitely worth your money. I want to come back to try the food. The place was spacious with a couple of tables. I got the oolong milk tea and it was not fragrant at all, very watered down. The popcorn chicken was alright, but it did not taste fresh. There are much better spots for milk tea, esp around bellaire. I will not be back here unfortunately.

I was so surprised to discover this little hidden tapioca spot outside of Chinatown. It is tuck away in a little corner so you might miss it if you are not paying attention. (right behind jack in a box on Westheimer and Kirkwood). Their food and drinks are so good. The Nuoc Mat is incredibly refreshing. They've got tons of other options too, from fruity teas to more classic flavors. I normally don't order food at a tea house, but their eggrolls and fried dumplings are also on point. The vibe is chill and relaxed, with friendly staff who make sure you get your order just right.

I was looking for a good place with good bahn-mi and good milk tea and this place did NOT disappoint. I am so happy because I use to have to get food from one place then boba tea from the other and now I can just come here. 10/10 definitely will be ordering again

The place is in a shady part of town and a little hidden. The parking lot had plentiful spaces available. The decor is clean and cute inside. The customer service was good. The drinks were OK. The bobas were a little too sweet for my liking.

It's hard to find a boba tea on westheimer, but luckily I found this place. First time trying out this place, ordered 4 drinks, received 1 free, so awesome. I ordered the royal artichoke, had lots of topping already inside, didn't necessarily need to order more topping, but I did. All the drinks was good, very refreshing, hot day like this, its the best. Thank you.
