Beautiful Hotel in a convenient if seedy part of town.

The rooms are stylish, beds comfortable and bathrooms are very smartly designed. The lobby and  public spaces are lovely and very complementary of an old, classic building. The rooftop bar is gorgeous with good food and great views out over the city. The restaurant on the main floor had a very good breakfast too. Hotel staff was great all the way around.

Drawbacks are really just the location on the edge of the tenderloin, and a valet service that was quite a bit more expensive than advertised. So great ambience inside the hotel and an ambience of homeless people shooting hard drugs and loudly arguing or ranting down the street.

We recently stayed at the Proper San Francisco because of a previous experience at the Proper Austin.

While the staff were wonderful and responsive to our requests, this review is intended for the San Francisco traveller who is not accustomed to dealing with larger city street issues such as homelessness and substance abuse.

While the hotel is listed as a walkable location, the area surrounding the hotel is bordering the Tenderloin District and was not safe to walk around despite other reviews.

The one benefit to our location was the train station that is across the street.

Even as we checked in, there was someone using hard drugs at the front door.

If we had not prepaid for our stay we would have checked out and cancelled to stay in a safer location.

I would not recommend this hotel for women traveling alone or with a small group due to the area. We had to adjust many of our travel plans to avoid being dropped off in the bad area less than a block away.

There were a lot of police in the city as well as police assistance present but they are dealing with issues daily in the block our hotel was on.

We were disappointed with the Proper here compared to other locations that we have visited as well. But we did appreciate the staff and the rooftop bar/service as they provided a well supported service.

Beautiful hotel, just don’t walk around the neighborhood. Would’ve been five stars but taking one off because the phone couldn’t reach the front desk after repeated dialing attempts (including one redirect to a very confused person wondering why a stranger is asking him for toothpaste at 10:30PM).

Gym is a lot better than most hotels. No USB-C ports in the rooms.

Edit: updated with rooftop bar pictures. The kitchen is good, evidenced by the fact the octopus is not overcooked.

Proper is an excellent hotel. Staff are friendly and extremely helpful. The rooms are cozy, perfect size and clean. The shower is amazing! The beds, linen and pillows are very comfortable (soft and fluffy, it’s perfect). I like the security features and feel very safe. The rooftop bar is trendy with delicious drinks and great views. Breakfast is great with a beautiful presentation and reasonable for city prices. I want to highlight the staff again, they all truly go above and beyond! I would definitely stay here again.

Overall my stay was just okay! The staff were accommodating if I had any requests, room service was prompt, and the room was pretty clean. There was a mistake made by a staff member who sent me to a room that wasn’t ready causing confusion and a lot of back and forth down the hallways. The hotel manager apologized and comped my first night. I always really appreciate when a hotel acknowledges a mistake and tries to make it right. As for the location - it was so bad. I will mirror what other reviewers have said about the area and simply say that I would never stay at this hotel again due to the surrounding area. I felt like I couldn’t walk outside after dark and I wasn’t really comfortable in daylight either. Thank you Proper SF for working to make my stay comfortable.
